
The social housing project in Kim Hoa Urban Area (Kim Hoa Commune, Me Linh District) is set to open for sale in the second quarter. The developer, Than Ha Trading and Construction, will begin taking applications for purchasing and rent-to-own apartments.
The Kim Hoa social housing complex includes four 9-story buildings, providing 720 apartments with areas ranging from 62 to 69 sq m. Of these, 648 units are for sale, with the remainder for rent-to-own. The project is expected to be completed and operational by the fourth quarter 2027.
The tentative sale price is over VND21.2 million per sq m (including VAT, excluding maintenance fees). The rent-to-own price is estimated at VND 262,738 per sq m.
Meanwhile, the Thuong Thanh social housing project (Long Bien District) is slated to open for sale in the third quarter.
Covering an area of over 6 hectares, the project comprises three 22-story apartment buildings (CT1, CT2, CT3) and 44 rowhouses. The developer is a joint venture of HimLam Capital JSC and BIC Vietnam JSC.
The CT1 building, commercially named Rice City Long Chau, is expected to provide around 600 apartments for nearly 1,700 residents, with a 64 percent construction density and a land use ratio of 12.4.
The project is still under construction, and the sale price has not been announced officially, but has already attracted significant public interest.
Recently, the Rice Thuong Thanh developer has opened a portal to verify eligibility for social housing, leading to a surge in people following housing condition confirmation procedures.
Records show the project’s website has garnered nearly 60,000 visits, with numbers continuing to rise, signaling a high “competition ratio” for the upcoming sale.
In the fourth quarter 2025, the N01 Ha Dinh social housing project (Tan Trieu Commune, Thanh Tri District) will begin taking applications.
According to the Hanoi Department of Construction, the tentative sale price here is around VND25 million per sq m; the rental price is VND150,000/m2/month, and the rent-to-own price is VND390,000/m2/month.
The project includes 25 floors (5 podium floors, 20 residential floors, 1 basement), with a population scale of over 1,200 people, and is expected to provide 440 apartments by Q4 2027. Of these, 255 units are for sale, 37 for rent-to-own, 73 for rent, and the rest are commercial apartments.
In early March, a joint venture of Hanoi Housing Development and Investment Corporation (Handico) and Viglacera Corporation JSC began construction on a social housing project at plot CT3 in the new Kim Chung Urban Area (Kim Chung Commune, Dong Anh District).
The sale price there is VND18.4 million per sq m (including VAT and maintenance fees), with a rental price of VND95,000/m2/month.
The developer plans to start accepting applications from October 2025, with completion and operation expected by the fourth quarter in 2026.
