
In Bac Ninh, the new urban and service area project in Khac Niem, Van Duong, and Dai Phuc wards will be tendered internationally by the Ba Ninh civil and urban development project management board.
The project is capitalized at VND13.598 trillion, spans 143.8 hectares, and is designed for 11,440 residents. The project’s duration is 50 years, with a 6-year timeline from investor selection day. It includes low-rise rowhouses, villas, apartments, social housing, transport infrastructure, leveling, parking, greenery, and lighting systems.
Another Bac Ninh project, the new urban area in Dinh Bang ward, Tu Son city, was announced for bidding in May.
Covering an area of 54 hectares, expected to accommodate 13,764 residents, it has an investment of over VND16.800 trillion.
According to the plan, the urban area will develop housing, technical and social infrastructure, creating a modern residential area, and meeting diverse living needs and community utilities.
The implementation period lasts 6.5 years from the time the investor is selected. The first year is for investment preparation such as establishing, appraising and approving the detailed planning at a scale of 1/500, along with the feasibility study report. The remaining 5.5 years are for investment and construction implementation after the land is handed over.
In Thai Nguyen, the local finance department has announced the Thanh Cong urban area (zone 4) project, with an investment of over VND1.249 trillion.
The project was approved for investment in April 2025. The Pho Yen City Construction Investment Project Management Board has been assigned as the bid inviting party.
Bidding is planned for the second quarter 2025, using a single-stage, single-dossier method. The project covers an area of 377,072 sq m in Thanh Cong commune, Pho Yen city.
In Hoa Binh, the finance department has announced the Lam Son ecological urban area project in Luong Son town and Lam Son commune of Luong Son district. Spanning over 273 hectares with an investment of over VND4.118 trillion, it is slated for bidding in the fourth quarter of 2025 and completion by the fourth quarter 2032, with a 50-year duration.
It focuses on architecture, and technical and social infrastructure for efficient land use.
Another project in the locality is the ecological urban area No 2 in Hop Thanh commune, Hoa Binh city, covering 129 hectares with over VND2.900 trillion in investment. It will be tendered in the second quarter 2025, with a 10-year timeline and 50-year term.
Homebuyers or land use right holders will enjoy stable, long-term land use.
From second quarter 2025 to second quarter 2026, the project is expected to complete investment approval and investor selection. From Q3 2026 to Q2 2037, the focus will be on finalizing construction procedures, developing technical infrastructure, conducting inspections, and handing over the project.
The investment phases are:
Phase 1 (2027-2033): Build and operate housing cluster 1 and corresponding infrastructure.
Phase 2 (2029-2034): Develop housing cluster 2 and related infrastructure.
Phase 3 (2031-2037): Complete housing cluster 3, main arterial road, and all public amenities, including cultural centers, sports facilities, healthcare, schools, and more.
In Ha Nam, the provincial people’s committee has announced the new urban area project (DT-DT11.21) under the 1/2000 zoning plan southwest of YenLenh bridge.
With an investment of over VND2.209 trillion, it covers 48.5 hectares across Chuyen Ngoai and Moc Nam communes, and Chau Giang ward in Duy Tien town. Set to finish by 2029 with a 50-year term, it includes 282 street-facing townhouses, technical infrastructure, commercial services, and public facilities.
In Hung Yen, the A-subdivision project of the urban area north of National Highway 5 in Pho Noi urban area is open for international bidding, managed by the Hung Yen Construction Department.
It has a projected investment of VND34.978 trillion, including VND33.800 trillion for implementation and VND1.177 trillion for compensation and site clearance. Covering 262.14 hectares for 45,000 residents, it offers 3,811 commercial townhouses, 398 villas, 11.807 apartments, and 8,666 social housing units.
In Hai Duong, the provincial people’s committee approved the Lien Hong urban area and golf course project in Lien Hong commune, Hai Duong city. Spanning 126 hectares, it has an investment of over VND11.035 trillion and is set for international bidding in the second quarter of this year.
Investors must have at least VND1.655 trillion in equity (15 percent of total investment) to be able to become the project’s investor, while the rest will come from mobilized funds or loans.
